PROPOSED DEVELOPMENT MOSS NOOK PHASE 2

The Proposals

Following discussions with local Ward Councillors and Planning, Regeneration and Sport Officers at SHMBC, we are in the process of developing a planning application for Phase 2 of our Moss Nook scheme for submission to the Council in March 2023.

Our plans include the construction of new sports pitches, changing facilities, ground maintenance store, car parking, landscaping, drainage and associated works, with shared vehicular and pedestrian access from Cromdale Grove and additional pedestrian-only accesses from Fleet Lane and Meadow Lane.

Key features include:

  • New sports pitches, designed in accordance with Sport England Guidance, to provide a flexible arrangement in respect of the number of pitches available, which can be amended to meet the needs of the occupying football club (Penlake Juniors AFC) by alterations to pitch white lining. Initially providing seven pitches, including 1no. Adult 11v11 pitch, 1no. Youth 11v11 pitch, 1no. 9v9 pitch, 2no. 7v7 pitches and 2no. 5v5 pitches.
  • Changing facility, hosting four changing rooms, with shower and toilet facilities, as well as a kitchen, club room and cleaning store. A separate ground maintenance store is also proposed.
  • Access to the site can only be achieved via the existing entrance from Cromdale Grove. This is because the former rail bridge over Sutton Brook, to the south of the site, cannot be made safe for vehicular access.
  • Significant on-site car parking, providing 153no. spaces in total, including 8 no. accessible spaces, cycle parking and EV charging infrastructure. This has been designed ensure it is adequate to cope with peak demands during usage of the sports facility and prevent overspill parking onto the local highway. Further mitigation measures, in the form of yellow lining and/or residents parking permits will also be provided if necessary.
  • Improving local footpath connections, including resurfacing the footpath from Fleet Lane through the area of woodland to the west of Cromdale Grove Recreation Ground and clearing overgrown vegetation to provide clearer lines of sight, improve public safety and enhance visual amenity. There will also be connections into the future Moss Nook development to the south, which will include an area of public open space comprising children’s play space (Phase 5), as shown on the Masterplan

The proposed development will deliver a number of benefits to the local community, including:

  • An investment of over £3 million in the local area through the provision of a high-quality sports facility.
  • Improvements to the existing woodland, including the thinning out of self-seeded vegetation and new tree planting, to enhance amenity value and public safety.
  • Improvements to existing and provision of new footpaths, enhancing connectivity from Cromdale Grove, Fleet Lane and Meadow Lane, across the site and Sutton Brook towards Sutton Road and Morrisons.
